Background of the Study
Flooding is a recurring issue in many parts of Nigeria, and Kebbi State, located in the northwestern region, is no exception. The state experiences seasonal flooding, particularly during the rainy season, which often leads to extensive property damage, displacement of residents, and disruption of economic activities. Flood risk poses a significant challenge to residential property investments, as properties located in flood-prone areas are at greater risk of damage, loss of value, and reduced investor confidence. Effective flood risk management is therefore critical to mitigating the impacts of flooding and ensuring the sustainability of residential real estate investments.
This study aims to appraise the current state of flood risk management in Kebbi State, with a specific focus on residential property investments. Understanding how flood risks are identified, assessed, and mitigated is essential for developers, investors, and policymakers to make informed decisions about residential property development and investment in flood-prone areas. This research will explore the strategies employed in managing flood risks and assess their effectiveness in reducing the negative impact of floods on residential properties.
Statement of the Problem
Despite the significant risks posed by flooding in Kebbi State, there is limited information on how residential property developers and investors are addressing flood risks in their projects. Many residential areas in flood-prone zones continue to face inadequate flood risk management, resulting in property damage and financial losses. Additionally, poor urban planning, lack of infrastructure, and ineffective government policies may contribute to the exacerbation of flooding in residential areas. This study will assess the state of flood risk management in residential property investments in Kebbi State and recommend strategies for improving resilience to flooding.
